Flat roofs have suffered an unfair reputation, largely due to the old mineral felt systems of the 1970s and 80s that cracked, split and leaked within a decade. Modern flat roofing materials have transformed this completely. Today's EPDM rubber, GRP fibreglass and high-performance torch-on felt systems deliver flat roofs that are fully waterproof, properly insulated and guaranteed for 20 to 50 years.

We install all three major flat roof systems, and we will recommend the best one for your specific roof, budget and usage. For most residential extensions and garages, Firestone EPDM rubber is our preferred system - a single seamless sheet with no joints to fail, UV stable and proven to last 50 years. For roofs that will be used as balconies or terraces, GRP fibreglass provides a hard, walkable surface. For cost-sensitive projects, modern torch-on felt still delivers excellent performance at a sensible price.

Every flat roof we install includes warm-deck insulation to current Building Regulations, correct falls to ensure water sheds to outlets or gutters, and meticulous detailing to all upstands, edges and penetrations. Fibreglass (GRP) roofs

A GRP fibreglass roof is a seamless, rigid laminate that is incredibly tough and completely waterproof. Ideal for flat roofs that are walked on or used as balconies, with a 30-year life expectancy.

High-performance felt

Modern torch-on felt systems are a world away from old mineral felt, using polymer-modified bitumen in two or three layers for a durable, cost-effective flat roof with a 20-year lifespan.

Warm roof insulation

We install warm-deck flat roof construction with rigid PIR insulation above the deck, keeping your extension or garage warm and meeting current Building Regulations U-values.

Proper falls & drainage

Every flat roof needs a minimum fall of 1 in 40 to shed water. We taper insulation or firrings to create the correct gradient, with adequate outlets or gutters to prevent ponding.

EPDM rubber is our recommendation for most flat roofs. It is a single seamless sheet with no joints, UV stable, flexible enough to accommodate temperature changes, and has a proven life expectancy of 50 years. GRP fibreglass is the best choice for roofs that will be walked on or used as balconies. High-performance felt is the most economical option and still delivers a 20-year lifespan when properly installed.

Most residential flat roofs (extensions, garages, dormers) are stripped and re-covered in one to two days. The existing deck is inspected and repaired if necessary, insulation is installed, and the new waterproofing membrane is applied. Larger flat roofs or those with complex detailing around skylights and upstands may take three days.

Flat roofs leak for three main reasons: the material has reached the end of its life (old mineral felt typically lasts 10-15 years), the roof has insufficient fall causing water to pond, or the flashing and upstand detailing around edges and penetrations is inadequate. Our flat roof replacements address all three issues, using modern materials, correct falls and meticulous detailing.

If the roof is designed for foot traffic - typically a GRP fibreglass roof with a reinforced deck - then yes, it can be used as a balcony or terrace. EPDM and felt roofs are not designed for regular foot traffic, though occasional access for maintenance is fine if the membrane is protected with walkway boards. We will advise on the best system for your intended use.

Yes. We install warm-deck flat roof construction with rigid PIR insulation above the structural deck, which is the modern standard and meets current Building Regulations. This keeps the room below warm in winter and cool in summer, and prevents condensation forming on the underside of the deck. We can upgrade the insulation on an existing flat roof as part of a replacement.
