Chimney repairs and rebuilding

Chimneys sit exposed at the highest point of your roof, taking the full force of wind, rain and frost. It is no surprise that they are usually the first part of a roof to need attention. Eroded mortar joints, cracked flaunching, failed flashings and loose chimney pots are all common problems that, left unaddressed, lead to water ingress, damp on internal chimney breasts, and eventually structural failure of the stack itself.

Our chimney repair service covers everything from straightforward repointing and flashing replacement to complete stack rebuilding and partial removal. We repoint using sand and cement (or lime mortar for period and listed properties), replace flashings with code 4 or 5 lead sheet, re-bed and re-flaunch chimney pots, and cap unused flues with ventilated terminals. All work is carried out to BS 5534 and BS 6915 standards.

For properties across Shropshire, we have particular experience working on period chimneys, including listed buildings where traditional materials and techniques are essential. We source reclaimed bricks, tiles and chimney pots to match existing, and we use lime mortar for repointing where the original mortar is lime-based. If your chimney is causing concern, our free inspection will give you a clear, honest assessment and a fixed-price repair quote.

Why choose chimney repairs

The benefits in detail

Chimney repointing

Weathered and eroded mortar joints raked out and re-pointed with sand and cement, restoring the structural integrity and weatherproofing of the chimney stack.

Lead flashing & soakers

Failed chimney flashings are the most common source of roof leaks. We replace step flashings, apron flashings and soakers with code 4 or 5 lead sheet to BS 6915.

Chimney pot replacement

Cracked, loose or missing chimney pots replaced with matching new or reclaimed pots, re-bedded in sand and cement with secure flaunching.

Stack rebuilding & removal

Dangerous or severely damaged chimney stacks taken down and rebuilt, or partially removed and capped below the roofline if the chimney is no longer in use.

Flaunching & capping

Cracked or eroded flaunching (the mortar bed around the pot) renewed, and unused flues capped with ventilated terminals to prevent rain ingress while maintaining airflow.

Camera inspections

We use chimney CCTV cameras to inspect the internal condition of flues and identify issues that are not visible from the outside or from below.

Frequently Asked Questions

Signs that your chimney needs repointing include: mortar that is crumbling, eroded or recessed back from the brick face; plants or moss growing from the joints; pieces of mortar on the roof or in the gutter; and damp patches on the chimney breast inside the house. If you can safely view the chimney from the ground or through binoculars, eroded mortar is usually visible.

Chimney leaks are usually caused by one of three things: failed lead flashings where the chimney meets the roof, cracked or eroded mortar joints in the stack, or cracked flaunching around the chimney pots. Our chimney inspection will identify the specific cause, and we will provide a fixed-price quote for the repair.

Yes. If a chimney is no longer in use and is causing problems - leaking, structural issues, or simply unwanted - it can be partially removed down to below the roofline and capped. This eliminates the maintenance burden and the risk of leaks. The remaining breast can be retained inside or removed entirely, depending on your preference. Building Regulations apply and we handle all notifications.

Chimney repair costs vary significantly depending on the work required. Repointing a chimney stack typically costs £400-£800. Replacing flashings costs £300-£600. Replacing a chimney pot costs £150-£300. Stack rebuilding or removal is more involved and is priced individually. Access (whether scaffolding or a cherry picker is needed) affects the cost. We provide a free inspection and fixed-price quote.

Yes. We have experience repairing chimneys on listed buildings and properties in conservation areas across Shropshire. We use appropriate materials - lime mortar for repointing where required, reclaimed bricks and tiles, and traditional techniques - and we can advise on Listed Building Consent requirements where applicable.
